City's SMART Housing initiative

This is great news, especially in West Campus where finding an apartment can be overwhelming and pricey. The list of nonprofits dedicated to either building affordable housing or helping people find affordable housing is long, and each has its own specialty. For instance, some specialize in helping homeless people, while others focus on helping domestic violence victims find housing. Familiarize yourself with this Housing Works of Austin page for more information.

First, review the Road to Homeownership and Step-by-Step Guide or watch this pre-recorded information session to determine eligibility and point you in the right direction for next steps. You can also review the Mueller Resources Guide, a comprehensive list of all the groups that can help with becoming a homeowner in Mueller. The Mueller Affordable Homes Program includes 25% of the total for-sale and for-rent residences throughout the community. A third phase will finish out the western half of the road through the park, add more picnic areas, provide for children's playscapes and add an educational demonstration area in the meadow. Strong says it's likely that more funding will be needed to complete the park's master plan. At The Standard at Austin, we offer individual housing contracts, including our SMART Housing option.

The Mueller Affordable Homes program also has a rental component for the apartment complexes at Mueller. To qualify, you must make 60 percent or below the median family income. Commissioner Sterling Lands said the city had done a yeoman's job on the development of the SMART Housing program but pointed out the city still had little to offer a family living on a minimum wage income.

HUD requires 75% of all new households admitted to the program be at or below 30% of the area median income. There are three ways to qualify for SMART Housing – low income, financial aid or disability. Otherwise, you will need to prove that your income is below a certain median income for the area in which the particular property is located. SMART Housing is a program created by the City of Austin designed to help students who are receiving need-based financial aid, paying for school via student loans, or working to pay for school and living expenses independently. Moreau said that while communities across Austin often oppose affordable housing in their neighborhoods, the high price of land could be another reason why cheaper housing isn’t being built in West Austin.

The AHFC is a “conduit” bond issuer and does not assume any liability or obligation for the bonds, nor are they repaid by taxpayers. Multi-Family Mortgage Revenue Bonds issued by the Austin Housing Finance Corporation are repaid through rents collected at the bond-financed property, not by the City of Austin or its taxpayers. Austin is nowhere near achieving goals it set to build thousands of homes affordable to people earning low incomes, according to a new report. Experts say solving homelessness means building or finding thousands of homes for those who don’t have them.

“That’s a very good argument—and it’s very cerebral,” Lands said, but it doesn’t help people living on the verge of being homeless. Land said he knows Hersh is personally a very practical person, but he wanted to urge the department to make its guidelines more practical too. He said there are breadwinners earning $6 an hour who need $40,000 to $60,000 houses—not just entry level homes, but houses they will have to live in for a long time.

How do I lease a SMART housing room?

The city of Austin is working on a website in which renters can plug in income information and household size and get a list of income-restricted apartments for which they qualify. Qualifying renters still have to contact apartment managers to find out if any affordable units are available. Some are even located inside glamorous newer apartments in sought-after locations, such as Bell South Lamar or 7East in East Austin. This state department has two down payment assistance programs, one for first-time homebuyers and one for buyers who have owned a home before. What is the income limit for housing assistance in Texas?

Low-income families who receive a voucher pay between 30 and 40 percent of their income toward rent, and the federal government pays the rest. This allows voucher recipients to shop for market-rate apartments or income-restricted apartments. To be eligible, you must make less than 50 percent of the median family income.

By government standards, “low-income” earners are men and women whose household income is less than double the Federal Poverty Level . That means that a single person making less than $25,000 a year would be considered low income. Private Activity Bonds are tax-exempt bonds issued by the AHFC to finance multi-family developments.

Why doesn’t this search tool show homes for sale?

If you’re interested in a new-construction home, contact one of the on-site builders, such as David Weekley or CalAtlantic. These homes are designed for households who earn 80 percent or below the median family income. You must have a decent credit score and qualify for the loan, just as you would with a conventional home purchase.

Each phase of new construction of for-sale homes may have more or less than 25% of those homes in the Affordable Homes Program, as long as the community in whole reaches 25%. For-sale affordable homes will be interspersed alongside market-rate housing within each phase. City officials initially estimated they could hope for 500 SMART Housing units this year and increase the number each year, reaching 5,000 per year by 2005. But Hersh said those estimates are likely to be revised if interest continues to remain high.

Currently, affordable rental properties will show whether or not a waitlist exists for that property and provide the property website, phone number, and email address you can contact to assist you with getting on the waitlist. If the measure passes, the bond money will go toward building affordable housing, repairing homes for low-income people and acquiring more land. Austin voters overwhelmingly agreed to let the city borrow $350 million to put toward affordable housing, marking the largest affordable housing bond ever passed in the city. Many Foundation Communities apartments have waiting lists, and those wait lists are often closed. To find out which communities have wait list openings and what their tenant selection criteria is, study their list of Austin-area apartments. You may also want to call the apartment and ask about waitlist policies and procedures.

For Austin, the AMI is calculated from all households within Travis County. Alamo Drafthouse owners bought an old school and promised affordable housing. The Austin City Council approved zoning changes to allow a developer to bring back the Austin Opera House — but as a smaller venue. The developer also plans to build affordable housing and retail shops on the property off South Congress. Congress finds four companies appeared to have a strategy to get tenants to leave during the pandemic.

What is SMART Housing?

On average, Section 8 Housing Choice vouchers pay Austin landlords $900 per month towards rent. One of the issues, said Foundation Communities Director Walter Moreau, is that a lot of West Austin is subject to strict building rules because of environmental protections adopted by the city over the years. In a study of newly released data, researchers found that while the average appraised value of a home in a white neighborhood in Austin is $873,758, a similar home in a community of color is valued at $318,496. It’s important to us that if you’re concerned about affordability, you have options to enjoy calling us home at rates best suited for your lifestyle needs. Fastest-growing major metropolitan city in the U.S., Austin can also be one of the most expensive spots to live, especially for a college student.
